1. Payment, whether a deposit or full payment, formalizes an agreement between the guest and Aster Stay to occupy the premises for the specified duration, indicating acceptance of the following terms and conditions.
2. Full payment is required 7 days prior to the scheduled arrival date and will be charged to the credit card provided for the deposit, unless otherwise communicated in writing before the due date. If payment is made via direct deposit, it is also due 7 days prior to arrival.
3. Cancellations made within 42 days of the booking arrival date will incur a 100% cancellation fee.
4. You must only provide credit card details that you are authorized to use.
5. Payment must be made in Australian dollars.

7. No parties are allowed on the premises under any circumstances.
8. Our apartments are governed by body corporate rules. Please refer to the apartment manual upon arrival for details. Failure to comply with these rules may result in immediate removal from the property without refund.
9. Acceptance of these terms and conditions implies agreement to take by the specific apartment and body corporate rules outlined in the apartment manual.

Guests are expected to

• Respect the residential atmosphere of the property and be considerate of neighbors.
• Ensure the security of the property is maintained.
• Keep noise levels reasonable, especially between 10pm and 8am.
• Comply with any noise reduction directives issued by the police or regulatory authorities.
• Refrain from engaging in drunken, obscene, or antisocial behavior.
• Take responsibility for the conduct of their visitors.

General Conditions

• Dispose of garbage in allocated rubbish descents and bins, avoiding leaving rubbish in the car park or public areas.
• Your booking includes a basic exit clean. Failure to leave the apartment tidy may result in an additional cleaning fee charged to your credit card.

• Guests are responsible for reporting any breakages or damages promptly. Charges for replacement or repair may be applied to your credit card.
• Follow to parking regulations and be considerate of neighbors and other vehicles.
• Return any parking stickers, failure to do so may result in a $10 charge to your credit card.
• Notify the Manager of any complaints as soon as possible.
• The cost of missing items will be deducted from your credit card.
• Replacement costs for lost keys (approximately $200 – $300) will be deducted from your credit card or bond.
• No pets are allowed.
• Our apartments are strictly non-smoking, though smoking may be permitted on balconies if applicable.
• Wink Cleaning reserves the right to cancel bookings within 24 hours of being made.
• Non-compliance with these terms and conditions may result in removal from the property without refund and may lead to forfeiture of your bond or incurring additional charges if a credit card was provided for security.
